Landlords are legally required to provide:
- An EPC when renting or selling a property (valid for 10 years).
- A Gas Safety Certificate annually (if the property has gas).
- An EICR every 5 years, or at the start of a new tenancy.

Yes, cancellations made more than 48 hours before the appointment are fully refundable. Within 48 hours, bookings are non-refundable.

We only work with fully accredited and insured trade professionals, such as Domestic Energy Assessors (EPC), Gas Safe Registered Engineers (Gas), and qualified electricians (EICR).
Yes, either you or a representative must provide access at the agreed time.
- EPC: around 30–60 minutes.
- Gas Safety: around 30–60 minutes depending on appliances.
- EICR: 1–3 hours depending on property size.

Certificates are delivered digitally to your email address, usually within 72 hours of the inspection.
Yes. All certificates are issued by accredited professionals and meet UK legal requirements.
