Landlord Compliance Checklist 2025: What Certificates Do You Need?

If you’re a landlord in the UK, keeping track of compliance can be overwhelming. Between Energy Performance Certificates (EPC), Gas Safety Certificates, and Electrical Installation Condition Reports (EICR), it’s easy to miss a deadline. Here’s a clear checklist for 2025.

EPC (Energy Performance Certificate)

  • Required for any property rented or sold.

  • Valid for 10 years.

  • Must be rated E or above (unless an exemption applies).

Gas Safety Certificate (CP12)

  • Required annually for all properties with gas appliances.

  • Must be carried out by a Gas Safe registered engineer.

EICR (Electrical Installation Condition Report)

  • Required every 5 years, or at the start of a new tenancy.
